04-20-16 Planning Commission and 04-21-16 Development Review Committee Items

ALACHUA COUNTY, FL - The Alachua County Planning Commission will meet on Wednesday, April 20, 2016, at 6 p.m. The Alachua County Development Review Committee will meet on Thursday, April 21, 2016, at 1:30 p.m. Both meetings are in the Jack Durrance Auditorium (room 209), in the County Administration Building (12 SE 1st Street, downtown Gainesville).

Items for the Planning Commission

CPA-02-16 Text Amendment to Religious Facilities - This public hearing is to consider a text amendment to Policy 5.6.1 (Religious Facilities) of the Future Land Use Element of the Comprehensive Plan. The amendment would allow "congregate housing" to be an accessory use to religious facilities. A definition of "congregate housing" is also proposed. CPA-04-16 (Large Scale Comprehensive Plan Amendment) - This is a request to amend Policy 6.4.2 of the Future Land Use Element of the Comprehensive Plan. This policy deals with rural clusters, which are small settlements located outside the urbanized area around Gainesville. Examples of rural clusters include Windsor, Earleton, Rochelle and Evinston. The proposed amendment to Policy 6.4.2 would eliminate the provision allowing lot sizes within new residential development to be as small as one-half acre if connected to central water but not central sewer. CPA-05-16 (Large Scale Comprehensive Plan Amendment) - This is a request to amend the boundaries of the Melrose Rural Cluster as found on the Alachua County Future Land Use Map. Rural clusters are small settlements located outside the urbanized area around Gainesville. As part of a periodic evaluation and update for the rural clusters, boundaries for specific clusters may be amended through a large scale map amendment to the Future Land Use Map of the Comprehensive Plan. Town of Tioga Planned Development Phase 18 - This public hearing is to consider a Revised Final Development Plan and Plat Review for a 27 lot single family residential subdivision on approximately 13.56 acres in the 13100 block of S.W. 8th Avenue.
