10-16-19 Planning Commission and 10-17-19 Development Review Committee Items

Development Review CommitteeThe Alachua County Planning Commission will meet on Wednesday, October 16, 2019, at 6 p.m. The Alachua County Development Review Committee will meet on Thursday, October 17, 2019, at 1:30 p.m. Both meetings will be held in the Jack Durrance Auditorium (room 209) on the second floor of the County Administration Building (12 S.E. 1st Street, downtown Gainesville).

Items for the Planning Commission

CPA-04-19 (Small-Scale Comprehensive Plan Amendment) – This is a request by Ryan Thompson of CHW, Inc., agent, for FM & Gail Sheffield, owners, for an amendment to Alachua County Comprehensive Plan 2011-2030 to change the Future Land Use designation from Heavy Industrial to Light Industrial on approximately 2.7 acres on parcel number 6899-000-000 located at 6421 S.W. Archer Road. This land use change would permit light industrial uses such as warehousing and distribution as well as certain commercial uses consistent with the Industrial policies in the Comprehensive Plan. ZOM-09-19 (Rezoning) – This is a request by Ryan Thompson of CHW, Inc., agent, for FM & Gail Sheffield, owners, to rezone from “MP” (Manufacturing and Processing Industrial) district to “BW” (Wholesale and Warehousing) district on approximately 2.7 acres on parcel number 6899-000-000 located at 6421 S.W. Archer Road. The BW district, if approved, would implement the Light Industrial land use designation that will be heard as part of application CPA-04-19. Permitted uses in this district including warehouse and distribution as well as commercial uses such as restaurants (including drive-through facilities). This request is associated with CPA-04-19. ZOM-10-19 (Jonesville Business Park Major PD Amendment) – This is a request by Jay Brown of JBrown Professional Group, Inc., agent, for Jonesville Plaza, LLC, owners, to amend the Planned Development (PD) zoning for parcels north of N.W. 2nd Lane with changes to residential and non-residential entitlements on approximately 92.4 acres with a land use of Office/Business Park and Shopping Center located at 415 N.W. 143rd Street. The applicant is requesting to amend the PD by reducing the permitted amount of non-residential development allowed (such as offices and retail) while increasing permitted residential development. The Jonesville Business Park PD includes undeveloped land north of N.W. 2nd Lane east of N.W. 143rd Street, as well as the shopping facilities located along the north side of Newberry Road, including the Publix Shopping Center, the Campus USA Office Campus as well as the Suntrust Bank and McDonald’s. Note: Two items originally scheduled for this meeting (CPA-05-19 and ZOM-12-19) for a property at 1404 Fort Clarke Boulevard are being deferred until the November 20, 2019 Planning Commission meeting.

PhD Veterinary Services at Marlboro Farms PD – This is a Preliminary and Final Development Plan for an approximately 2,400 sq. ft. veterinary clinic on approximately 6.92 acres located on Tax Parcel Number 04360-029-000 in the 16500 block of West Newberry Road. Laureate Village Traditional Neighborhood Development (fka GWR TND) - Phase 1, Unit 1 and 2 – This is a Final Development Plan and Plat for a 97 lot single family residential subdivision and 1 non-residential lot on approximately 38.00 acres located on Tax Parcel Numbers 04346-001-000, 04346-002-000, 04346-006-000, 04346-007-000, 04346-008-000, 04346-009-000, 04346-010-000, and 04346-014-000 in the 300 to 900 block of S.W. 143rd Street. Tara Estates – This is a Final Development Plan and Plat for a 46 lot single family residential subdivision on approximately 14.761 acres located on Tax Parcel Numbers 04412-010-000 and 04412-011-000 south of S.W. 8th Avenue and east of S.W. 143rd Street in the 137 block of S.W. 8th Avenue.
