Commercial developments proposed near West Newberry Road off Southwest 143rd St. in Jonesville

A preliminary development plan has been submitted to Alachua County Growth Management for three commercial buildings in Jonesville.

Here's what we know:

A preliminary development plan calls for three 8,000-square-foot commercial buildings to be built in Jonesville located at 14217 W. Newberry Road.
Where is the proposed project located?
The development project consists of three parcels of land across 5 acres located roughly at 14217 W. Newberry Road. The properties are behind the Circle K convenience store at the corner of West Newberry Road and Southwest 143rd Street, and to the west of the Tractor Supply Co.

Who owns the properties?
The properties are owned by Special K Holdings LLC, whose registered agent is listed as Kristi Hawley. Property records show Special K Holdings LLC purchased the land from PJDJ Inc. in January 2023 for about $1.8 million.

Preliminary documents submitted to the county call for three 8,000-square-foot buildings — two connected on parcels located directly behind the Circle K and the third building on its own parcel directly south of 1HUNDRED Fitness on Southwest 143rd St. The plans show parking will be located primarily on the backside of the buildings away from 143rd Street.

Isn't there is building under construction right next door?
Yes. A three-story self-storage facility is currently under construction directly east of the proposed project. The storage facility includes about 130,00 square feet of space on just over 3 acres.​
